  • Will you be listing my house on the MLS?
    Great question. We are home buyers, not agents. Therefore we do not list any homes on the MLS. We purchase houses in the Greater Atlanta Area that meet our purchasing criteria. After that we might repair the home or keep it as a rental property.
  • How are you different than a Real Estate Agent?
    Real estate agents will list a property online and wait for people to show interest. They also show the properties to prospective buyers and help with contracts. For their services they will typically charge 6% of the price your home sells for. Therefore if you sell your home for $300,000 they will be taking $18,000 between the buyers agent and sellers agent. The average your home will be listed for is 30-45 days (AFTER you have accepted an offer). To get an offer accepted will ultimately depend on the market and the condition of your house. Most agents do provide quality service and are very helpful if you are willing to part with percentage of your sale price and have the time available. But, we are not agents like mentioned above. We actually purchase the property. We pay cash. We close quickly.
  • How long will it take to close?
    This is a really common question we get asked. Typically when listing your home on the MLS with an agent, it can take anywhere from 45-65 days to close with cash in hand. This accounts for the exposure period, getting and accepting offers, and then waiting for the financing to get approved for the buyer. With us, you can expect to close in as little as one to two weeks (if your property qualifies). We need less time because we don't have to worry about financing. We also have made good relations with our closing attorney so we are able to get the title back quicker.
  • How difficult is the process?
    We have three goals in this business. 1. Help people. 2. Make money (it is our livelihood after all). 3. Make the process as simple and seamless as humanly possible. And we really mean it.   • Are your prices fair?
    We often times purchase homes at an amount less than market value. We do this so we can then resell it at a profit to another home owner. We are looking to get a fair discount on properties. However we are not looking to get a massive discount from your property. We want the offer to be fair for both you and us.   • How do you determine your offer?

We will take a look at the Condition of the property, the Location of the property, and the cost of Repairs needed on the property.   • Are there commissions or fees?
